How do YOU find NOD's?

I'm curious to know the different ways/sources you use find properties that have Notice of Default (NOD).

I would look for the lawyer type papers. Like in St. Louis its called the Daily Record I think. Some of these are online nationally. Then netronline.com is good to be able to use nationally as well if that county is online and you can pay to show the info you need...

Sometimes these newspapers also have notices of homeowners that have recently been dismissed for bk as well. Sometimes homeowners in this crisis are left w/o real knowledgeable help either. Sometimes their filing chp7 and walking. Few reaffirm.

On the west coast "Foreclosure Radar" is a subscription service that I find quite useful. They have all current and historical NODS mapped out with computerized appraisals.

They also have current and past trustee sales listed and updated regularly.

I think they have a free trial offer.

Each state has different laws and requierments, it is a special field, and each find a niche to work in. Not something for someone to dive into if you do not educate and master all aspects. Hey Joel,

Thanks for the great info.  Looks like I'll have to find out if California (and specifically San Francisco) requires notices to be filed.  And when you say "willing to put in the work" I'm wondering if someone is eager to find this information out... how would and should they put in the work?

That depends on if your state you have a notice of default or a lis pendens notice that is required of the lender by state statutes for foreclosure proceedings.

In my state of Georgia we don't have either.Simply a letter is mailed to the borrower from the lender and then the foreclosing attorney advertises 4 weeks in the local newspaper and it's sold the first Tuesday of every month.

If your state requires notices to be filed then the courthouse is where you will get information first.There are companies that sell lists but by the time they come out days or weeks have already passed  and everyone else is lazy and gets the same list.

So the name of the game is to get to them before everyone else.To do that you have to be willing to put in the work.

Other ways to find people in distress is by classified ads,internet presence,etc.

If they are in distress and it's not in the public records you will have to get them to raise their hand for help.

I have typically found those in the early stages of default to not be as motivated as 90 days or more behind.
