To start now or to start after I graduate?

So I have been wanting to start investing into rental properties for a while now and just found bigger pockets a couple months ago. My problem is I’m going to school full time to get a bachelors degree and only have 1 year left. Should I start even though I’m going to school full time and working two jobs and try to obtain a rental property? Or should I just continue to listen to the bigger pockets podcast and keep learning and start when I graduate in a year?
