@Jake Sink if your degree is in the same field as the new job then they can get an exemption to include that income immediately.

As long as you have a good credit history, you don't even have to be employed yet.  You can have a job offer letter starting within 30 days and still possibly get a loan.  It comes down to credit history.  The best advice to give you is call a mortgage co and have them qualify you.  If your credit is fine, and you just started a job, you can still qualify for a mortgage.  It always has to make sense to the banks, but new job  out of college is ok.

i am a lender in Florida and can help you with that. You can buy right away as long your credit score is 580 or better and you have a job offer in the same line you got your degree. we close a lot of deals like that all the time

Don't know anything about your income or economic situation, but you may want to look into the free money.  Bond fund, down payment assistance, there are a few lenders that will do zero down.  You will have to jump through some hoops and qualify, but might be worth the effort.

Hi @Jake Sink My lender can actually get you pre approved as long as you meet the following criterias.

1) Min. credit score of 580

2) Have approximately 3%-5% reserved in your bank account for your down payment on a property

3) Be able to provide W2s if employed or if self-employed then be able to provide the last two years of your taxes.
