Looking to wholesale Kansas City home with structural issues

Hi Bigger Pockets family - we have the opportunity to purchase an elderly relative's home, built in 1958, in the Lea Manor neighborhood of Kansas City for $125,000. The home has structural issues, and would likely need about $100,000 in repairs. Renovated homes in that neighborhood are selling for over $300,000. Any ideas about whether this is a good deal and how we could go about finding an investor to wholesale the property to?
