New York City Condo Investing

Anyone have experience investing in NYC condos?  I am ideally looking for a 2BR or a 1BR that can be converted to a 2BR to rent out and for the rent to cover the monthly expenses.  And only looking in Manhattan under 96th or Prime Brooklyn.  Does this even exist in today's market?

And has anyone successfully completed a purchase like this?  Or are condos strictly a user play?
