Buying rental in the Catskills and Adirondacks

Hello all,

Just trying to get some insight here. I'm looking to buy land in the Adirondacks or Catskills and build a container home (40' Containers x 6). Would be used as a rental. 

I've hit a dilemma, should I spend more money on property and purchase a Waterfront/Lakefront lot? Is it worth it? Should I get land that has only views (open mountain views)?

I've done a bit of legwork and see that houses that are lakefront/waterfront are being booked more frequently compared to homes that have a mountain view. The price difference of waterfront vs openview is about 50K-80K.

Would love to hear what you guys think.
