How do most people get leads on properties ? Realtors?

Question

I have been having trouble with finding houses to flip in the Daytona Fl and surrounding areas. The realtors seem slow and not willing to do the work anyone have any suggestions they would be greatly appreciated.

You are not alone, finding deals is extremely difficult. If you are depending on realtors or wholesalers you're going to be disappointed. They will bring you houses, but not deals. The only way to find deals is to find them yourself.

Talk to you postal person, talk to people in the trades, join your local real estate investors association. Drive around and look for distressed houses in the are that you want to purchase. Put an ad on FB. Tell everyone you know that you are looking for distressed homes to buy. Listen to more podcasts here on BP

Driving for dollars, Craigslist, mail campaign, attend local real estate club meetings, call local PMs and see if they know anyone selling off their portfolio, call the Craigslist listings for apartments for rent and ask they current owner if they want to sell, bandit signs (not something I would personally do & check local laws), BP market place, MLS, auction sites, HUD home sites, tell every you meet what you do and what your looking for. Be patient.

Step 1 : Get a targeted list from listsource. I would avoid high equity list since it has a very high competition.Step 2 : Start marketing with the list. Try cold calling the list and send them direct mails.Step 3 : Start networking with local wholesalers and be sure to attend local REI meetups.Good Luck!

Shannon, direct mail campaigns to potentially motivated sellers and craigslist are good places to start outside of what is on the MLS. If you need help finding potential deals on the MLS for Dayton PM me and I'd be happy to help. Also, look on Zillow for For Sale By Owners, although not the best strategy for flips, you may find some sellers who have held on to their house for a while and may be willing to negotiate a lower price.
