Local Insight needed - 1 acre property in Lufkin, Tx

A family friend had a dear friend who recently passed and they are left my friend with managing a property in Lufkin, Tx. They initially listed it, but they would pass it on to me as an investment. There is a 1000 sqft property on it, but it would need some work. I'm debating on the strategy here, but I can't say that Lufkin is a destination that I frequent, so I'm seeking some local insight.  The property is not far from Hubbard airport.

Anyone have Insight on the SFR rental market? Google searches would say that it is strong, but I'm assuming that if varies from street to street.

Are there many property managers in Lufkin 

Are there many local investors in this market?
