Looking for an investor/subject to Friendly title company

Hello, 

I am a real estate investor in Minnesota, I have been having trouble finding a title company that understands "subject to" deals and will actually close these type of transactions. Anyone on BP from Minnesota have done these types of deals and/or knows of a title company I can use for a "subject to" transaction. Thank you for any help I can get!
