Experienced multifamily investor in the Baltimore area?

Question

Hello! I'm looking to break into the Baltimore's markets. I own properties in North NJ but looking to expand my search. I'll be in the area in the next 3 weeks and would like to visit a few neighborhoods.

I do realize Baltimore is one of those cities that can be extremely varied when it comes to sections and neighborhoods. I am only familiar with Stonewood section by Morgan State University.

Which developing areas would you recommend?

I think what you know is good, if you find a deal around stonewood, buy it.

@Austin Smith Even though that is my area of expertise that is one of the hardest questions I get here. There is no "Area" or "Neighborhood" that I can recommend because even within a given area changes can be dramatic. The areas that are consistently good have already developed and who knows whether they will grow from here.

It is easier to drive through some neighborhoods an show someone than it is to describe.

Also you do not say what your financial resources are and what your goals are.  There are a lot of multi family properties in Charles village but they will fairly expensive and probably cash flow poorly by my standards. The west side of the city has a lot of multi family but they may not be in areas you want to own.
