the 100% "do hard money" company, 'HELP'!

Hello everyone, i signed up with this company (do hard money), i paid $3000.00 for the program. it is strict and only allows you to borrow 250k, which has to cover the purchase price, the rehab, their 7%, and any and all closing cost. 

 i live in massachusetts and those deals are hard to come by. i was wondering if anyone has any experience with working with them, and if so, do you have any advice to help me out. i don't want my $3000  to go to waste, i only have 6 months to find a place before i lose my money.

It's too late for @Gil Lawson to get his money back, but for any others reading this, please do a search here on BP before spending your money on this program.  Search both Do Hard Money and DoHardMoney.    Upfront fees to hard money lenders before closing is a red flag that is discussed all over BP.

Gil, I'm sorry, I have no helpful advice for you.  Assuming you signed a contract of your own free will, and there is no way out, you'll need to find an area close to you (Boston, right) that is lower in price.  

That would mean:  Lawrence, Lowell, Brockton, Worcester, and Charlie's suggestion of the South Coast.
