First BRRR ....Does appraiser look at age of roof?

Hi All,

Does age of roof affect appraisal?  I just got my first property and it has an old roof (32 yrs).  Should I include this on my repair budget?

 They aren't going to hop up there and poke around while holding a magnifying glass, but if something is plainly visible from ground level they will note it, potentially killing your deal. 

Don't be my Oakland person who, when the appraiser showed up on a cloudy day, had the roof covered in a tarp held in place by lawn furniture. Yes, any appraiser that wants to keep their licensing in good standing is going to question that. :P
