Group Home Rental for Single Family Homes

I'm considering renting  a 4 bedroom , one office, 2 bath house to a group home situation. It has three floors so I don't think a handicap rental would fit. I need to learn more about the rules and regulations and if its a good fit. Does anyone have any information on Group home rentals?
