Vote with both of the other fellows. Not only are rehab costs more than you think, but we also tend to think the ARV is higher than what the market will pay.

Nope ..You would not -want your total in to be more than say 70% of the arv in a scenario like this . Rehabs always cost more than you think and it has to be worth your while to do this .
