Get the LLC first? Or look for a seller first?

I'm unsure if I should get the LLC first or find a seller first. I believe the reason I'm stuck is because I feel once I get the LLC I won't find a buyer. Or if I find the buyer first then I'll have to rush to get the LLC. Or maybe I'm making excuses......??

@Markia Dunn because it takes roughly 30 days to close on a property, I would go with finding a seller/target property first. Once an agreement is reached on price and a Purchase and Sale Agreement is signed by both buyer and seller, then initiate the establishment of an LLC in parallel prior to closing, since it take around 10 to 15 days to complete.
