Seeking commercial loan in Columbus OH

So I am seeking to relocate and expand my business to the Columbus OH area. I will be moving from NYC.

Was talking to a few mortgage agents here but they all told me that for the commercial loan it is better to seek someone from the area (of Columbus that is). I spoke to someone there and they sent me a term sheet which quoted me 3% closing cost fees which I thought was a little high (loan seeking is 300k). 

Would love to find out if anyone here is associated with banks/lenders from the colombus area for assistance
