Multi-Family buying Long Distance - buying without seeing it.

Hello Everyone!! Rookie investor trying to buy my very FIRST rental property in TN .. I'm in California so I would be putting in a bid without actually seeing the property .. the property has tenants in it so it should be good to go right?.. I have worked out the numbers and the returns are above 10%.
