What type of property is right for you?

I am looking to invest in the next 12-24 months.  Where i have been hung up on is what type of property.  I have worked through various examples of pros and cons of each property type.  However, I am really having trouble narrowing it down and choosing a direction.  I am curious if any of you have had that challenge?  And if so how to you overcome it and what helped you narrow down and define a direction.
