Calculating Owner's Equity for off-market leads

Does anyone have a method for finding the data needed to calculate how much equity a potential seller has in their home??

ListSource has this filter on their lead lists and I was wondering if anyone had any idea as to how they come about that? I would like to be able to recreate this calculation manually if at all possible.
