So the seller calls and says

... “my agent is great but you reached out to me first (as a wholesaler). Tell you what, I’ll bring you in as an advisor and split commission with my agent when you find a buyer.” I stuttered and my wife had to slap me to pull myself together. It’s a large parcel in an opportunity zone. And I’m honored. But... is this legitimately an alternative?

Are you a licensed agent?  If not, in most states, it's not legit.
