Where to find investment property leads?

Where do I find leads to prospect for real estate? Like what systems do you guys use to produce the leads?

We use SEO. We get daily leads without paying a cent for them. I highly suggest you look into that!

No buying lists, no figuring out PPC, no figuring out what lists to use, no figuring out how to filter the list, no paying for list, no designing mailers, no figuring out which number to go to what mailer to track results, no skip tracing, no follow up, no spending a fortune on well.. anything.

It is absolutely beyond me why people by default look towards DMM or FB ads. Do people not think? Doesnt anyone do SOME research before spending what.. $3K - $5K on mailers that perform HORRIBLY (0.1%- 0.3%). No matter how many screen shots I post of my results, no matter how may graphs and facts I put down, it does not matter.

Do you think Success will come over night?

Of course not.

The REASON why it is not overnight is because SEO WILL take a bit of time to kick in.. HOWEVER you can STILL be successful overnight.

Get your website, make it credible and THEN drive traffic to your site manually. (I would suggest PPC... DMM is just seriously horrible). And you will get leads instantly!

I have never used any PPC so it is all on you.

We did it right

We did the research we realized SEO is the way to go, so I made it a mission to become the best at SEO, I mean THE absolute best at it. If only it looked that anyone would come close to me I would dive in and STUDY until no one would ever come close to me. This was MY criteria for success. In my head I truly believed that if I become the undisputed master of SEO I would get ALL the leads, for free.

Did it work?

I get a very healthy amount of leads fed to me daily for free. My competitors now are FORCED to do DMM and PPC.

And you know why this is SO great?

Every time my competitors do this I get more leads sent to me. When ever potential home sellers see their ad, or a mailer, or they get a letter, or they see a bandit sign, you know what happens? They do an internet search to check it out.

Guess who they will find ?

Us of course. With a MUCH BETTER website and with 10000x more reviews and we are all over the place,

and that's not even all.

The most powerful weapon is that Goolge personally suggests to them to go with ME. No not even our company.. no ME

This is THE essence of credibility. Credibility IS what gets you leads. Not SEO. SEO just gets you traffic. It is credibility that converts traffic into leads and ultimately deals.
