Realtor showing my wholesale for commission

Per the description, a realtor here in North Carolina informed me that she wants to show the property I’m wholesaling. She agreed to 30% of the Contract Assignment Price (minus closing costs) as her “commission” if the buyer she brings to the table closes. 

She’s fully aware of how the contract assignment process works and that this is a cash deal only. She will be signing a non-disclosure agreement to protect our information. 

My questions:

Does anyone know of any resources where I can learn more about writing an agreement for someone who will be showing my property to one of their leads, aside from an NDA.

Is there any difference between a realtor showing my property and my  Grandmother? I just know it’s a highly regulated industry and I don’t want to put them at risk.
