Dog only pet policy...but what about a parrot ?

Question

I have a dog only pet policy for my triplex (I live in one unit and rent out he other two). Am showing 1 and was asked if I would accept a parrot. Any downside to allowing one?

..and depending on the species, they can be LOUD! As in ear piercingly LOUD! And yes, destructive if they can reach anything. Do you know what kind of parrot?

As a parrot owner (eclectus) I can tell you that they will damage your house. They really like the molding around a door frame.

@Marilee Schueler Cockatoos like wood steps! My childhood home still bears those marks. They would need to keep the cage away from edges like molding, steps, door ways, corners.. if they can reach it from between the bars they will entertain themselves!

Usually, I'd assume a bird to be on the safer side, however, my cousin used to own one and 1. parrots (regardless of the breed) seem to love wood moldings, and 2. they can be loud. With any pet, there's more of a chance of incurring additional damages and you also want to consider whether or not the animal will be a nuisance to you and the other tenants within the building. Curious to know which direction you went with this, @Marilee Schueler!

At first glance, it looks like a slam dunk, particularly if you charge a monthly pet fee.  Birds generally stay confined within their cage and aren't likely to cause any damage to your rental.  That being said, a parrot is a little on the larger side and owners may often have them outside their cage.  I'd like to think one wouldn't cause much damage but I think it would be best to inquire as to how much time it spends in a cage versus being out and about then go from there to determine the risk/reward.
