Should I paint my rental all one color ?

Question

Do you use all one color for your SFH ? Interior paint and ceiling white ? Or do you paint common areas one color and bathrooms another color ? Just want to see what the masses have to say about this.

I think I would minimize color pallet as much as possible. Perhaps a second wall color strategically, but as neutral as possible because you don't know their color scheme.

Whites, beige, or greys...

One color for walls is fine - we use WhiteClay, an off white with more grey and brown and less yelllow, an older Behr color, SW has the specs on file. Ceilings always flat white. Never let anyone talk you into painting the ceilings the same color, not even on a cheap property - how does that safe more than $25?? It's just lazy.

I'd paint everything a single colour, other than the trim and doors.  It makes it easier for touch ups.  For one of my rentals, I bought mistinted paint as it was a lot less expensive.  I still got nice colours and I used those in the bedrooms.

White is a good colour as it makes the home look bigger and brighter but need to keep clean.

Bathrooms can be of a darker shade because they tend to get stained (even if temporarily) and if they are painted white, it would be difficult to maintain.

White ceilings, remove any popcorn if any and can do the walls a light tan color

@Bill O'Donnell. That’s what i did in my new C class. I’m trying to figure out if it will work in my A class property. I’m sure tenants will renew regardless in the area it has a lot of amenities.  But it’s been awhile since I’ve painted and tenants just renewed so want to know what to do when I give them the 30 day after their lease is up in 2020

I paint all my units the same. White ceilings, semi gloss white trim, and a very pale grey on walls.

It simplifies repainting, and purchasing paint.

If a long term, over 2 years, tenant requests a color change i typically allow it, but return to my colors upon vacancy.

Of course if you're going high end, or air bnb you may need to be more flexible.

For mid to low range renters, keep it clean, neutral, and inexpensive.
