Kansas City Kansas investing

We do a little, but mostly only near County Line and State Line (the KU Med school lifts that area up). The general rule of thumb is that KCK gets better the further west you go. You want to be west of 77th and "need" to be west of 55th. (Of course there are exceptions; for example there are a few nice spots near KCK's paltry downtown.) 

Our office is far away from those western parts, particularly the really nice areas out by the Legends, so we don't look there much. But that's just because of where we're located and that we focus on buy and hold and manage ourselves.
