When Is the LAST day I should pursue a Pre-Forclosure?

If I contact a home owner and he/she is willing to walk away from their home and sell it to me for an amazing price but auction is only one week away and it is listed as NFS already, should I let that deal go? I know getting it sold in 7 days will be a challenge, has anyone had experience in a situation such as this?
