Hello! I would like to know what do you think about those cities for investment - rental and flipping. Furthermore, if you have any recommendations. Thank you.

Toledo, Ohio has been well for me.  The population metrics are not well, but I have had no issues finding quality tenants at market rate rent.

Toledo is fine, but you may also want to consider some of the bigger cities in Ohio. You can find affordable properties all over the state, but the demand may be lower in Toledo.

Try looking into Cincinnati or Cleveland to find some higher demand places.

Account Closed Toledo, Ohio is in the rust belt. The economy has not held up well compared to other cities because of the decline in the steel production and heavy industry. This is an attractive market for investors to go into because of the declining job and population growth make housing prices cheap. It is easy to find a deal since there is a lot of supply available.

@Itay Balint Warner Robins isn’t part of a greater metro area, basically a standalone county (I don’t count Macon as the markets are totally different). The base drives almost all of the economic growth. When the base produces a job it carries a multiplier between 2-6 jobs outside of the base. The county is one of just a few in Georgia running a surplus. Strong appreciation over the past two years in rental rates and home values. Still offers a variety of investment option from 1.2-2% properties.

I agree with the positive Toledo sentiments from all the Toledoans. Take this city for what it is - you can meet/exceed 1+% rule in most cases but you won't get crazy appreciation. Invest first for cash flow and only consider a slight appreciation as bonus. It's definitely not Austin, Denver, or Boise but it does have a healthy/steady amount of business and industry. I believe demand is there but you must differentiate. In my latest project (my only project) I think we did a really good job at modernizing the place. It was previously rented for $650 with 80's styling and after listing it at $895, we had an accepted application in 10 days after 50+ contacts and 6 showings. Plus, knock on wood, they've been excellent tenants so far.

I agree with you. I also invest in Toledo and have no problems getting good tenants at even slightly above market rent. So I don’t really see a need to invest anywhere else. If you have a nice well kept home, tenants will pay a premium for it no matter the market.

@Itay Balint  The investors that I know in Toledo have not had issues finding tenants, which supports the other responses here.

First Solar recently built a second plant, and Amazon is building a distribution center, both of which will add a large number of jobs.

Toledo is not a place to invest for large appreciation, it is typically best for cash flow. Flips are possible as well, just takes a bit of digging to find the right properties.

Warren, MI has south zone, mid zone and north zone.  They change from landlord area to more owner occupied based on these locations.

The price points changes as well.
