Would you invest near very active Railroads?

I'm a buy and hold investor and I am looking to buy my second deal, not my first headache! A duplex just came for sale yesterday and the numbers work great for a BRRRR deal. My concern is with the Railroad 75 yards down the street. The Railroad runs several times a week and sometimes at 3 a.m. I don't want to be constantly replacing tenants and turning units every year. Is this a valid concern? Would you buy it?
