What is Best Advertising/Leasing Software to Compliment QBO?
I am a landlord with 54 units, a few years ago I successfully integrated QBO into my operation and it has really streamlined invoicing and collecting rents as well as filing taxes, issuing 1099's etc. I am looking for a property management software to handle online advertising, online applications, background checks, maintenance requests etc. all in one portal.
I have been researching Buildium, Appfolio, Rent Manager, Cozy, Cloud Tenant etc. and would like feedback on what landlords have found to be the best for the items I listed. It seems like Appfolio is not worth it as a large % of the cost is tied to the accounting part of the software which I wouldn't be using. Cozy looks ok but I am not thrilled about prospective tenants being required to set up an account in order to submit an application.
Does anyone else use a hybrid of QBO and another property management software? Any feedback would be great and I can also answer any questions regarding the QBO software as I have that dialed in for a landlord application including allocating mortgage payments to capital accounts, setting up PL reports that give a clear picture of the asset's performance etc. so feel free to ask.

From my experience most companies that are looking into property management software expect it to handle accounting for the properties. Building your own tech stack for a growing company sometimes creates bottlenecks in the future. I know Appfolio, Rentmanager, and Buildium all provide marketing/leasing tools but I don't think it would be a stand alone product.
