Birmingham - Woodlawn / Georgia Rd area

Hey guys, I'm considering a property in the Woodlawn area near Georgia Rd. This is a bit of a change from my typical B neighborhood investments, but I'm intrigued because of the cashflow and potential outlook. What do y'all think of this area? How is the crime? Not to speculate too much, but has this neighborhood been gentrifying? Is it becoming desirable as the prices increase in Avondale and Crestwood?
