First deal, Rental or rehab.

I have a full time job working over 60 hours a week. My business plain is to eventually quit my job and invest full time. I am 22 years old I don't have a good savings account.

For my first deal should I do a rehab or a rental. I'm young and motivated. I am willing to risk it all because I live at home and have nothing to lose.
