How can assure that seller will have tenant vacate upon closing?

Hi, I am about to close and I had put in the contract that in one of the apartments should be vacant upon clothing since he is living there for free, how would I be sure that it is vacant and I should not fall into a problem to need to evict?

If the property is to be delivered vacant upon close, just verify that it's empty prior to the close. ie, house empty of people and contents.
