How much are you paying for metal roofing?

Sorry for bumping such an old thread. But I remember that I paid 15000$ for the metal roof with metal roof snow guards. And as I remember it was with a good sale.  As a result, I've got a guarantee of 5 years from the contractor. I think that this roof worth its cost.

My numbers will be of little use to you as I'm in the land of higher prices.  But I wanted to ask for clarification of what kind of metal roofing you are trying to price.

Around here metal roofing is priced by the square foot or by the sheet - unless you are talking metal (Al) shingles, I've never seen them priced in squares or bundles ... but that could be a regional thing.

You will pay more for single run (peak to eaves) sheets of metal roofing than those which come in panels {8-16 'x 2-4'}.   You will also pay more for coloured panels and pattern (textured) panels (which attach differently).  We redid a roof last year, with standard 8 x 12, galvanized panels (26 gauge I believe) which ran us ~$23 per panel (about 0.24/ft^2) for the panel alone.  When we accounted for the underpad, specialty pieces (valleys, edges, etc) we were around $1.00/ft^2.  [Labour was a long weekend and an IOU to wire the "roofers" house with Cat-5e].

The continuous run panels would have cost us about 50% more, yet you would think they should be less expensive to produce and install.  I attributed the price difference to 'scarcity': there is only one outfit around who provides the continuous run panels ... they show-up with their truck and crank them out much like how seamless eaves are rolled and shaped.

Exposed fastener sheets are generally 3' wide, standing seam metal roofing(hidden fastener) usually runs 16" wide. In our area, the cost/ft are about the same($2.30/ft), so the standing seam will run you about double due to the narrow sheets. Standing seam, IMO, is definitely a more clean, modern look. Trim can increase costs significantly. Double the material cost to account for labor as well.

Also consider trim, if this roof is in a area where looks need to impress. Trimming the roof can add a lot of cost. I am averaging about $120 / square installed, but that is my crew installing it. We use triple ribbed sheets preordered to size from Metal Mart, and as little trim as possible.

As Roy's comment above shows, every area is different.  I am able to get continuous run panels in my choice of standard color for less than $2.10 per foot for a 3 foot wide panel. It costs more than that for that standard in stock panels at most places.  So that works out to $0.70 per square foot.  Installation usually cost the same as the materials.  $1.40 per square foot installed.
