@John Cameron if you don't have capital, you'll have to become adept at raising it, so the syndication model (pooling investor's money together to buy larger assets like apartments) might be a good route to pursue. Syndication requires a team, so don't get overwhelmed by all the responsibilities, but rather try to find where you could add value to a team. Joe Fairless has a very comprehensive book on the subject. Vinnie Chopra has book entitle Syndication Made Easy, so it might be less overwhelming. There are books specifically for raising capital as well. Once/or while you learn the business and lingo, join some local meetups and online groups (like this) to build your network. You are in a good region, so you will actually have the ability to network with brokers and walk properties. This give you a huge advantage.
