Thanks for the reply, Ray. I decided to pay the $100 for premium Apartments(dot)com and my best leads came through Apartments(dot)com and Zillow. Facebook Marketplace and Craigslist generated tons of leads; however, most of them were a waste of time. We got pretty lucky, experienced a high level of interest, and signed a tenant to move in this weekend.

Keys to success:

- Professional photos made our listing stand out and look similar to the more expensive professionally managed mid/high-rise inventory in the area

- Most comps in the neighborhood did not have in-unit washer/dryer and our renovation included them

@Tom Croyle - The challenge, good and bad, with Apartments(dot)com is at least in my area, the force you into a 3 month contract.

What I would do is:

1. Do a competitive review in your market of prices and what's available

2. Review how your ad compares to others. Great Pictures can add a lot.

The challenge right now is leads are at a trickle for renters, where usually this is a great time for leads. There are still some looking, but not that many. If they are moving, they are motivated and need to move. The question is why? And in my area, with a university, who knows if there will be physical classes in August?

Has anyone tried Apartments(dot)com Premium Listing and found it to be useful? $100 seems steep but when you lose $60/day for vacancy, it could be worth it.

I use Zillow Rental Manager which also automatically links it to Trulia and HotPads.  The MLS is not as productive as-most landlords don’t use a broker in my area.

@Lucas Gabaldon I personally use zillow rent manager and apartments.com. The zillow web sites accounts for 80% of my tenants, but apartments.com has given me some excellent tenants as well. I was doing craigslist and facebook, but found that the leads on those sites were not serious and mostly just wasted my time.

Get an agent. Put it on the market. Make sure the agent uses a site like NTN to run checks on all verified offerors so you can see how good of a tenant they will be. Meet the tenants in person. Be upfront about how much they need down to rent the unit so you only get qualified applicants who have the money. You want quality leads, not quantity. In most states, the renter pays the realtor fee so there is no reason not to use an agent to put it on the open market in my opinion.
