Key topics to learn when new to REI

So I’m very new to real estate and the bigger pockets community, actually just joined yesterday after watching a webinar. Seems to be a lot of great information on here but also overwhelming at the same time. I’m looking to buy and rent my first property in the Chicagoland area but would like to gain as much knowledge before doing so. What are some key topics and sources of information to focus on? Would like to develop a “plan of attack” in the next two months or so while the craziness of Covid is happening. Would greatly appreciate any sort of feedback and thank you in advance

The BRRRR method works best with cash or at least someone else's cash (OPM). You could finance it traditionally, but the difficulty is many times they not habitable so traditional financing is not possible. Partnering with someone is a possibility. It gets you in the door with contacts and you can learn along the way. We all had to start somewhere.
