Placing my name on title but not on bank note

Hi folks,

So, I am wondering if there is a relatively easy way to add my name to the title of a rental property my wife owns.  As we were building our portfolio, we purchased properties individually in order to extend the number of conventional loans we could get.

I am managing the entire portfolio, so she is the owner in name only and has no first-hand knowledge of any operations; I am the "face of the company" with our tenants.  The issue I am running into is tenant/landlord litigation.  As the "manager", in our jursidiction I am not allowed to bring a case against a tenant; only the owner is, or their hired counsel.  Therefore, we have had to hire an attorney each time we've had an eviction, even though I "self manage" and am local.

I'm hoping to add my name to the title only, so as the "owner", I can bring these cases to court myself without the need for an attorney.

For context, the properties are in Upstate NY.
