Marketing during a pandemic...what is most important?

Question

I'm a fairly new investor with a lot of my cash tied up at the moment in properties. I was marketing every day looking for properties to purchase...but now with cash tied up and some PML's and HML's are on hold so buying isn't so easy. If you were in my shoes, what would you be focusing on in marketing your business? Thanks in advance:)

@Teresa Matias By your comments, I assume that you're talking about fix and flip rehab investments of SFRs or something close?

If so, do you use private money in your acquisitions? Maybe shift focus to trying to acquire more private money lenders during this time so you'll be in a better position to get more investment projects as things ease up. Keep a pulse on the market and be ready to jump back in. Communicate this knowledge and expertise to potential private money lenders or equity partners.

For me, getting deals in non performing notes has never been an issue. We don't have enough capital to buy all the deals we have access to. We're changing our marketing to investors to reflect that we're in a perfect position to take advantage of investment opportunities as the economy gets worse as a result of the coronavirus pandemic.

Personally I would look at FSBO or team up with a local wholesaler who has a lot of off market deals coming their way

You can also set up alerts with your realtor if they are still working that will send you properties that meet your criteria so you dont spend a whole lot of time on the MLS
