Putting an offer on a lot rent MHP.

I want to put an offer on a small lot rent only MHP.  It is a dirt road with trailers parked in dirt.  It could use a ton of upgrades.  Each of the residents is paying $600/mo.  Great profit but potentially large costs.  How do I attract owner financing?  The park is priced at 100×monthly rent.  How should I word my offer?
