New to BP. About to do my first flip.

I am a general contractor with a lot of REO experience. I am also a real estate agent for the last 2 years. I have been making my clients a fortune on flips. I now have someone really wanting to back me on a flip of my own. I am very good at picking out the deals, knowing what repairs are required, and knowing what it will sell for. Put in an offer on a house today. I figure that I will make around $60K profit. I am absolutely terrified right now. I am glad that I found his forum tonight. Just wanted to introduce myself.
