Seller Financing on a Property already on MLS?

Question

Is it possible to talk directly with the seller and do seller financing on a property that is already on the MLS? In the back of my head this seems scummy because it seems like you are cutting out RE Agent.

Hi @Zachary Hite!  This is unlikely and destined to be a tough path, but it's not impossible.  Instead of "cutting out the agent", if you find a way to get the agent paid up front and you work WITH them it's going to be a lot more possible.

For example, in lease-purchase option listings I've had several agents have come to me with a client who wanted to do a LPO.  I'm happy to pay their commission if . . . just like every other deal . . . the tenant/buyer closes.  They did work and they deserve to earn from it, and by doing that work they helped achieve my goal!

The best foot forward here would be to work out a way to prepare your offer WITH THE seller finance terms in the offer and the agent earning up front, and then present that to the listing agent or your buyer's agent.  You'll be able to deploy this more often, which will increase your chances of getting a player.
