Multifamily Investment in Avondale, AZ

Hi, I have done a fair amount of research on Phoenix multifamily but just received a deal in Avondale AZ. Does anyone know if that area is decent from an investment standpoint? It’s a 16 unit (8-2/1 and 8-1/1) listed for $1.425mil with average rents of $643. It appears to be a clean building and listing agent states market rents average about $750. Any info on the area or recommended property managers would be appreciated. Thank you.
