Financial Strategies NINA Lenders?

Is anyone familiar with the "No Income No assets" loans? I want to start investing, but my DTI needs improvement due to student loan debt, which will only increase for the next 2-3 years. I have no way of financing a property witth my financial situations and all of the strict barriers that most lenders require just to begin.
