What to do with $100k in this market?

My husband and I did our first live in flip which is currently in escrow. We will net approximately $100K which I know isn't a lot to invest in Real Estate especially because we live in California. I don't want to let the money just sit in the bank and wait for the market to shift to begin investing again. So I pose the question would you do with $100,000.00? Real Estate related or not I'm open to ideas to make this seed grow. Eventually we'd love to invest in another Flip, or Brrrr deal. We were looking into other areas like Memphis, Texas, OK, Fl, AR, and other places to buy a deal that would at least cash flow but haven't found anything yet.
