Moving to the San Diego area

Good afternoon all,

I am brand new to the real estate game and only have information that I have gathered from other people and reading and listening online. No actually experience. 

I am looking to gain some experience. I am active duty so a va loan is viable and I'm mainly interested in live-in flips, rehabs, BRRR, or multi-family homes. Something that is going to have a good return on investment so I could retain the property for a long term rental or gain a profit from selling. I am also not familiar with the area so I am open to suggestions of neighborhoods.

I greatly appreciate any of the advice or guidance given. Thanks!

If you're looking for a live in flip, BRRRR or to house hack many of the small multi-family houses will be in the various neighborhoods throughout the metro area. Prices can vary greatly depending on # of units and which neighborhood. SD County is the 5th most populated county in the US, and quite large.

Depending on your history, your lender may be able to allow market rent to help qualify for your approval for a multifamily property. 

Your VA loan is your Excalibur to wield to triumphantly overtake homeownership. Pardon my humor :D

The most favorable neighborhoods to invest in SD in southern SD & Southbay would include Linda Vista / Clairemont, Specifically sherman heights w/i the logan heights triangle, and Chula Vista (mainly 91910 and 91911).
