Looking for financing partner/private lender for REI

Hi 

This is Deb, a new and out of country investor in the real estate. I am looking for private lender or financial lender for my REI. Already i have chosen the market and currently working with Rookstock for properties. I would like to pre approve myself so that I can go and put offer to the houses. Also each lendending will include the rehab cost also.
