Cap Rates and Portfolio of Rentals

Hi BP Family!

I’m looking at a 10-Unit portfolio of rentals. It is a comprised of 4-Unit, 3-Unit, 2-Unit and 1-Unit properties. I am planning on getting one portfolio mortgage for all properties.

My question is, given that they would be in one portfolio, would the Commercial Cap Rate valuation model apply or only the market value of each individual property?
