Paying Cash for Land - Legal Steps

Buying a small plot of land for the first time. We’re deciding between two plots: one is privately handled and is $25k, the second is handled by a realtor and is $28k. We’ll be paying cash. Seems pretty straightforward, but want to know what the proper steps are, such as title search, escrow, etc., and how to approach with an offer.

I’m sure after going through the motions it will seem obvious (definitely a noobie in this portion of the arena). Complicating the whole thing are realtors in the area who just don’t seem interested/motivated. Perhaps not pricy enough for the commission? Also, an influx of out-of-state buyers seems to have the local title company acting pretty prickly with anyone. Just want to get this done like a “ seasoned professional” that won’t get taken advantage of and without burning any bridges, because this may be the first of many purchases in this area.
