Driving for dollars cold calling: what to say or avoid saying?

Husband and I are looking to flip a property in order to gain capital and begin BRRRRing. Going to do some driving for dollars and call some landowners to see if they’re considering selling. Obviously we are targeting rough-looking properties: tips on what to say or what to avoid saying during these calls?
