How do I get a property under contract to wholesale?

Question

I have been receiving a lot of great information but here is my situation: I have found a property that I would like to get under contract to wholesale but I don't know how to begin to get the property under contract. I have read all of the wholesale forums and articles but none of them tell me how to do the contract part of the deal. I would love to get in touch with someone in the Colorado area who has done a wholesaling before. Any information is welcome thank you in advance.

If you are working with private motivated sellers, have your RE attorney draft your contract and then use it ver and over again.

Is this a standard sale listed on MLS, short sale, REO, or what? The answers to your questions depend largely on the answer to this question.

Carbella CheekMason Crane, you can typically find generic real estate purchase contract at your local Staples, or contact your local Board of Realtors to find out which version is acceptable in your State/County.

I am brand new to this so I don't have any contract on hand and this would be my first property. The home is in a great neighborhood and location it has 5 br. and 3 baths. It doesn't seem to have been occupied for a while and the asking price is excellent. I don't have the funds to rehab it myself but I know it would be a great property after the rehab is done. The asking price is 121,000 which is excellent but how would I get a contract done on it. It does need some work as a matter of fact one of the bathrooms has already been gutted. I'm just trying to understand the whole contract process. How its done, if the property has to be from a real estate listing or private seller. Just want to clarify the whole process.

It's great that you found a property.  Do you have blank contracts in hand or do you not have any contracts and are wanting to know where to find some?
